In most cases it's better to buy instead of rent, and to buy as soon as you can afford to do so. The only exceptions are for people who have very low rent, or who plan on moving in a few years.

Here's the super-quick rule of thumb: Most people can afford a home that costs up to three times their annual household income, if they can make a 20% down payment and have only a moderate amount of other debt.

Good information to have before you make an offer is: How much did the current owner pay for this home? How much do they owe on it? Why are they selling? What kind of neighborhood is it? How many times in the past has this home sold and why?
